Hello ... we own a condo and a hdb flat but are thinking of putting both on rent and renting another condo of our choice for 2 years. Does this make any sense or is it a stupid idea .. have not given any thought to any other implications like income tax etc. Can any expert give me thoughts/advice please.

Hi,

Your idea is to catch on the upward trend of private property and to maximise income.

(1) The renting market is pretty soft in overall, meaning rental income is not high and takes longer time to rent out.
Reason being lesser new foreigner as you would have notice.

(2) How much can you fetch from your HDB & Condo rental? This dependent on your appetite.

(3) The size and area you intend to rent, how much is the cost? This shall dependent on how accomodating you are.

(4) Income tax for property are as follow for your calculation:

Please note that owner-occupied property tax is much much lower than non-occupied tax.

(5) What are you going to do after 2 years?
(a) Sell off condo and stay in HDB? This would maximise your capital appreciation.
(b) Sell off HDB and stay in Condo? HDB is moving toward the other direction, thus can forget about capital appreciation.

(6) The lease remaining for both properties also plays a big part on how much they can fetch after 2 years. Especially if any of them reaches or near to below 60 yrs lease.

Hi,

Its actually happening more common than you think, but definitely whether its worth the trouble lies in the details and motivations of each particular owner. I just concluded a condo rental where the tenant moved to be within 1km of the desired primary school, even though their current place is only 500m from my listed condo. They subsequently rent out their current place and square the rentals so there is no additional cash flow outlay.

If you are renting out your condo and HDB unit at a good pricing and you are renting a better priced unit that provide more convenience to your personal or family life, it should make good sense. You might incur some expenses on the income tax but that should not be the deterring factor.

Dear Sir/Mdm,

With the basic information that you have provided, I will not be able to make an informed recommendation. However, these are the few factors to consider:

1. HDB, to keep or to rent out - HDB prices have stabilized and with increased in supply of BTOs, the upside may be limited in the next few years. You may want to consider selling it if it is a older HDB as the lease gets shorter, it may be harder to sell in the future. Renting is a good option to consider as well as HDB gives you one of the highest yield you can get in the market right now.

2. Condo, to keep or to sell - This again depends on whether there is future upside to the property and whether is it a leasehold or a freehold property. Rental yield for condos are pretty low currently and it takes some time to locate a tenant. If the upside is limited, then it may not be a bad decision to sell it.

3. Renting a condo - If you intend to live in the condo for the next 5 to 7 years, you may want to consider buying it if there are upside potential. Instead of helping your landlord to service the mortgage, you might as well pay towards your house and enjoy the capital appreciation in time to come.
