Hello,

Regarding the HDB MOP issue. We are Singapore PR couples. If I buy an HDB and within 3 years need to leave Singapore (due to a possible job relocation), is there any way to sell it ? (even if we give up Singapore PR )

Hi,

For SPR couple, both need to hold SPR status for at least 3 years before they can get resale hdb. Is that so for your case? If you need to sell within MOP of 5 years, need to appeal with HDB, case by case approval. Have seen possible cases with permanent migration but still subject to hdb approval. If you are concerned, alternative is to get a private property. Thanks and hope to assist with your housing plans further.

Hi Sir/Mdm,

You will need to be SPR for 3 years before you will be eligible to purchase a HDB. After purchasing, you will need to observe a MOP of 5 years. During these 5 years, if you need to relocate, you will need to write in to HDB to seek permission to sell your HDB within the MOP period. If you sell within 5 years, chances is that you will not be able to make a profit.

You may want to consider buying a private property or a resale executive condo instead as prices are comparatively cheaper. If you were to relocate, you can still rent out the property to generate income while waiting for prices to appreciate.

Eveving,

I have done case where my Hongkong SPR owner were given approval to sell the unit after being owner for slightly more than 3 years. His reason of move is due to business reallocation.
For your case, we will need to write in to HDB and appeal for it. Should you opt to surrender your SPR status, at worst, HDB will buy back the unit from you.
