Hello Property Gurus,
I bought a condo in 2022 that comes with TA till June 2023. However my agent is not the original agent that handled the TA with this current tenant. This was handled by the previous owner's agent.
Anyway if I ask my agent to handle the TA renewal for 2 yrs with the current tenant, do I need to pay 1 month rent commission to the agent?
Can I handle the TA renewal by myself? Pls advise what are the things I need to do. Thank you!

Hi,
It is always good to engage a professional to handle the TA. This way there is always a intermediary who helps cushion the direct and sometimes hostile or over friendly relationships that owners have to endure, dealing with their tenants. A professional agent will cushion this and your flat will be taken care of well by your agent for the entirety of the TA. It is never a one-off relationship. Your agent will also get the best deals in this market and always look after your best interests without you demanding it.

Hi Sir/Madam

1 My charge for whole unit rental (only after sucessfull deal)
- 0.5 month rent for 1 year lease
- 1 month rent for 2 year lease
For renewal agent commision will be 0.5 month rent for every 1 year lease
Commission is subjected to GST

2. Yes, it is possible to handle the TA renewal by yourself
