May I know if you're looking to purchase for your own stay? Are you only limiting yourself to Esparina? Care to share the reasons why?
Because for EC units to be available for sale, the first owners would need special approval from HDB. Divorce cases are a simple example on why some of the EC units can be solve prior their MOP period.
Also, even if such units are available for sale, you will still need to form a family nucleus to purchase it, if it has not meet the MOP requirement. You can only purchase it after it has met MOP and becomes "semi-private".
