Hi, if you are looking at good rental yield and maximum capital appreciation, then it is advisable to go for 2 bedroom. Could I suggest to you a few new projects that you could view and consider?

If affordability is not really an issue, and you are referring to the same development, typically a 2 bedroom is easier to rent out and also appeal to a larger buyer group such as singles, young couples, young families and also investors. 2 bedroom is more versatile in that sense.

In my opinion, both 1 and 2 bedrooms are relatively easy to rent out if you purchase a condo at a location with a ready pool of buyers. Instead, I think you should focus on getting a development which has got good upside potential in the future and also examine the figure and see which one you can afford comfortably and not over stretch yourself.

The financial commitment between 1 and 2 bedrooms can be quite significant. I am assuming that you can easily afford both types, therefore if you are comparing between a 1 and 2 bedroom of a same project, I have to say it will be 2 bedrooms that can potentially give you the most optimised returns.

Though rentability for both 1 and 2 bedrooms are quite good, there is better resale potential for 2 bedrooms unit in the resale market as it caters to small family or individuals, while 1 bedroom usually accommodates single or couple.

In an investment consideration, we are not only keen in terms of entry price and potential appreciation, but rather the resale potential is highly important as it will determine if you can sell the property for their potential instead of just sitting on paper value. Take for example a new launch project in OCR, where the launch price has been very attractive. Resale prices in the vicinity also indicates that there is potential capital appreciation on units, but if we further examine the number of resale transactions versus the number of resale units currently on sale on the market, you will find that demand of resale units in the estate is highly worrying, therefore it is highly inadvisable to commit into the area.

There is no "one-size-fits-all" solution here, and every development is different.

A 1-bedroom apartment in condo X may have higher potential than a 2-bedroom there. But in condo Y, a 2-bedroom may have a higher potential than a 1-bedroom there.

Rentability depends on the tenant mix in the location where you purchase, are you targeting to purchase in an area where many single expats are working or studying? Or are you purchasing in a location near international schools, targeting expats with family?
