hello, if my tenant signed a new lease for 12 months where I already paid my agent the Half Month commission, but the tenant failed to fulfill the 12 months lease, can I recover partially on Half Month commission with the agent? Is there a lawfully condition that protects the interest of Landlord. Thanks

Hi,

In this case, then beside forfeiting the security deposit, the landlord could also ask the tenant to pay a pro rata for the commission for the remaining months.
