Hi,

For Citylights, between May and July 2014, there were 4 sale transactions for 1BR unit (about 680sf sized). They went for prices ranging between $1.05mil to $1.17mil, and were mid to high floor units (09 to 15, and one unit at 34th floor). The last 721sf unit transacted in May 2013 at $1.26mil, which was a 31st floor unit. For recent transactions, it appears the 1BR units at Citylights can command between 1600 to 1750psf. Final transaction price also depends on your flooring, facing and furnishing.

May I understand your investment requirements further before value-adding? Will be glad to share with you on the comparable transactions nearby and also the growth developments in the Kallang area. Thanks and hope to speak to you soon.

Dear owner,

Having understood the past transacted prices, what are your thoughts? A buyer today will not pay according to the past transacted prices for their purchase unless the apartment is of premium quality or conditions. I have recently sold a unit more than $100k below the bank indicative valuation we have gotten after marketing period of almost 10months before a right buyer steps in. You would probably need to look into what is next after sale before you place a price tag to justify your reason and motivation level for sale.
