Hello I have a few questions current i am staying in The visionaire can i ask the below
1) is the confirm 5 yrs MOP date in June 2023
2) If point 1) is correct in June 2023 then can I ask if we can rent out the whole unit?
3) if we can rent out the whole unit, can I ask when is a good time to market the whole unit for rent?

I am thinking to rent out The Visionaire and then rent a 3 rooms or 2 rooms condo in upper thomson/ bishan/ marymount or toa payoh area. >
Ideally, there is no top-up, my rental income cover my rental expense. Can you please share your advices .

Good morning Sir/ Mdm,

Yes you are absolutely right. Exact date will be 14 June 2023, 5 years from TOP date. We can start marketing the whole unit for rental 2 months prior to lease start date which is on or after MOP date.

Just wondering why such move? Care to share more?

Good morning,

Yes you are correct. The MOP of 5 years will be met on 14 June 2023, so you can only rent out by then.

I assume you are planning to move near your parents or for the school purposes of the kids? It may be possible to net off both rentals to have zero or minimal cash outlay, but it is likely the next condo will be a older apartment or smaller one due to a more central and popular location in the areas you have mentioned relative to visionaire.

Your understanding of the MOP date is correct, and you can actually list the property for rent around 1-1.5 months before you are ready to rent, given that I do not think that rental demand will drop significantly thus as long as unit is in move in conditions and priced right, there should be takers easily. The key here will be securing your rental unit at no top up to cover your rental expenses which can be relatively tricky since the area you are looking at is a high demand location where rental prices are usually quite high, unless of course you go for the older and more run down projects, therefore it could be easier to plan nearer to date to know the likely rental that you will incur versus the rental you can receive upon MOP.
