It's great to read from someone who has done their necessary research. You can consider doing an 18 month lease for the tenancy agreement with the option to continue for an additional 6 months thereafter. However, do take note that this is entirely subjected to HDB's approval. If everything stays status quo, it is highly likely your renewal should be approved anyway. Do however take note that HDB will need to be informed about the renewal too, when it happens.
