Afternoon,

Rental commission is paid based on the period of lease.
With one year lease, the commission payable is half a month of the rental sum.
As for commission payable, rental above $3,000, tenant agent will likely share the commission with the landlord agent. However, do note that some landlord agent does not practice it accordingly.

Dear Mr P Grahl,

I think in order not to confuse you, as long as you have appointed a consultant to look into your interest from sourcing an apartment or marketing your apartment for rent, be prepared to pay the professional fees for the services rendered. Perhaps you can discuss with the appointed consultant if there will be any professional fees expected. I do not agree with what Mike has mentioned that some landlord agent does not practice is accordingly, because effectively, there is no such guide in place.

I believe that if the salesperson can save you $1,000 a month on rental, it will be nice that you can spend part of the savings to pay for his service well done in negotiating that deal for you.

Mr Grahl,

Generally, rental commissions are paid by the Landlord.

For every 2 year lease, the comm is 2 months rent equivalent + GST.

Comm is split between the agents if it is a co-broke case.

However, if the rent is $3000 and lower, and if it is a cobroke case, the tenant's agent will collect his comm from tenant.
