Have owned this leasehold condo in Toh Tuck area for more than 10 days for investment. Rental was so-so only. With new developments coming, will my rental drop? I am in a situation where I am thinking of selling now that the market seems good. Although few of my neighbours seem to be asking for quite a lot and could not find buyers, should I just ask a bit lesser and just get rid of the property... for other investments.

Hi CFC,

I assume that there is a typo error and you have owned the property for 10 years instead of 10 days.

In term of rental market, general speaking tenants will prefer new project as everything will be new including furniture. However, I do not think that rental will affect much but your unit will be less attractive compare to the new project and thus may take longer time to get tenant.

Regards to whether should you sell now, it depends on your expectation. If you are happy with the profit you will get then I though it might be better to find a newer project to invest since yours is a lease hold and more than 10 years old.

Hi CFC,

As a property ages, rental attractiveness drops as compared to the newer developments. It will be good if you are able to work out the sums in terms of selling now or keep it for rental but adjust the rental asking to see which is more feasible. As according to news report, prices for private homes have dipped so will this affect the selling price for your unit? It will depend on the final financial objective derived.
