Good morning,

While searching for a condo for renting, I found some reasonably clean condos in clementi area. While checking the price all have got different squarefoot rates in the same area from different agents with same condo facilities having almost same area. It is getting bit difficult to negotiate.

I would like to know, what is the reasonable squarefoot rate in that area, especially on West coast road, I can offer to my landlords? Is there a sort of rule of thumb or a best practice for this? I m new in singapore so feeling bit difficulty at this stage?

Any advice will be appreciated.

Hi, perhaps you like to share with me more and what is the name of the condo that you are referring to? I could assist you further by negotiating on your behalf by first knowing what is your comfortable budget?

Dear tenant,

There is no hard and fast rule over how much rent you should be paying, rather how much you can afford to pay, if you are drawing any form of housing allowance from your employer. As these are private landlords, their main interest is ultimately the rental returns, therefore what is attractive to a landlord may not be to another. The rule of thumb which I usually share with my clients who are looking out for rental is that do not try to double guess what the base price the landlord is willing to accept, as what is attractive to you as a tenant could also be attracting another prospective tenant, therefore what the other tenant may offer could be just a difference of $50 which you could probably afford this difference easily but he made the move first.
