Good morning. I have a question about rental renewal. We have a 2 year contract that is coming to an end in Sept. We would like to renew. We informed the landlord of some repairs that must be done. The landlord's agent has now told us that the landlord's daughter who lives overseas might return to Singapore and move into the property. We feel that this is because they do not want to invest in the upkeep of the property. When we asked the agent when the landlord will decide if the daughter will move in, she said she doesn't know because she doesn't ask personal questions. This is ridiculous as we need to prepare. We are very certain that they are not being truthful about this.

When a tenant wishes to renew the lease, does the tenant have the right to do so as long as both parties agree to terms? I assume the rent remains the same unless otherwise discussed and agreed to. Does landlord need to show proof that her family is moving in if that is the reason for non-renewal? Thank you!

Hi, rental renewal is often dependent on the landlord decision. If landlord does not wish to renew, tenant just have to pack and leave at the end of the lease.

    Glad to share that the wording of our contract obliges the landlord to renew unless we have breached tenancy terms, which we have not, or if the landlord herself wants to move in. In this case the landlord says her daughter's family will move in, not the landlord. Therefore that case is not valid. I urge renters to speak to lawyers in such cases as there is little knowledge and a lot of misconception on TAs.
It is the landlord house. just have to have your own tenant to defend your case. if not start to move your things out of the house.

    Original poster here. The conveyancing lawyer said if the landlord wishes to move into the house, that is a valid case. The adult daughter is has her own family and therefore The argument is not valid.
