Good Morning.

I have a few enquiries about the landed property which planned to be sell.

Size of the land is = 50,00 sqft

how to calculate the selling size of this land? Should the plot ratio be included ?

Different agents give me different answer which make it more confusing.

Hopefully you able to assist it.

Hi Mrs Jesline,

The selling size should refer to information provided by Singapore Land Authority over "Land Information - Lot Particulars". As they are the authority over land size.

You may also engaged a private surveyor to conduct the actual site measurement. You may bring to SLA attention if there are discrepancy and appeal for changes.

In a normal landed property, it dependent on the Master plan issued by URA on type of property allowed to build; Bungalow, Semi-D, terrace.

There are guidelines provided over the height, and number of level allowed for different types of property.

For example, usually the plot ratio for landed property is 1.4, which means you are allowed to build up to 5 storey, but for Semi-D and terrace house maximum storey is only 3, with a maximum height of 15m. Thus in the end you are only allowed to build up to 3 storey max. Thus in this case, plot ratio is not critical in a landed sales.

Firstly, I would like to highlight that the plot ratio determines the restriction of a developer's redevelopment plans, and does not have much impact in pricing as you may have previously thought. I agree with you that different agents would give differing accounts which might clutter your understanding, hence, I would suggest you shortlist and work alongside an experienced and well knowledgable individual who will not only guide you on the process, but explain the framework for sales, do the financial plan and share sales report & transaction caveats for your understanding.

Good afternoon Jesline,

you will be looking t location, land size, built up area, tenureship, number of storeys/ bedrooms etc will determine how much can you sell as a landed seller.

As for plot ratio, developer will be looking at it if its a mixed landed area whether condos/ apartments can be built. If not most buyers will be looking at the landed housing height restriction if they intend to rebuild the site.

As per your question , plot ratio is NOT relevant unless your land is very large, example large enough to built a condo..........Not possible with your land size .

When determining price ,
Factors such as Location,
Primary importance is land size ,
tenure freehold or leasehold ,
built up area meaning how many storey is your house , the built up area is of no significant if the house is very old , therefore will be completely demolished and rebuilt , vice versa, built up area or how many storey is your house will be relevant if your house is quite new therefore most parts of the house will be kept intact .
