Good Day Gurus,

Recently I have inherited a sum of money from the sales of my parent's property which is close to 40mil.
I'm looking to invest in the building at 1 upper circular road which is listed for 26m. However the building is situated on 2 pieces of land. One 99years and another 999 years leasehold.
Since that's the case, do you think its a good investment?
Please advice.

You should seek to top up the lease for the 99 yrs land to 99 years. it will protect your interest.

If not is to redevelop it into 2 property. IE 1 and 1A, 1 holding 99 years another is 999 yrs.

If you only looking at Upper Circular Road unit, won't you want to consider only 999 years as have upside in the long run.. compared to 99 years ..

With the amount of funds you have for investment, there should be plenty of other options therefore why have you singled out this opportunity to conduct a feasibility studies in the first place? Without understanding more about your perspective, it will be challenging to determine whether such is a good investment as the preferred route of investment return could be different from what you perceived.
