Good day everyone.
My family and I are relocating temporarily overseas because of work, 3-5 years in a neighboring country. I have a year to go to satisfy the MOP.
I have read somewhere that I could rent out my humble hdb flat even though I have not reached the MOP (subject to hdb approval if moving overseas). And upon my return, I will continue to resume satisfying the MOP requirements.
I hope someone can help me with some questions, if the hdb does approve the rental.
1. Do agents facilitate transactions between tenant and myself for the whole duration? What are the typical fees?
2. Will I be able to ask for 6 months or more ,lump sum upfront ?
3. If hdb does not allow, what are my options because it's a waste to leave an empty house in any condition in Singapore.

Hi,

Yes if you are SC, you can apply for approval to sublet the whole unit out and its possible as long as you have a valid case of being posted overseas of work assignment etc. And you are right in saying this period that you sublet the unit out, will not be counted towards fulfilling the MOP.

If you mean by rental payable, its pretty straightforward they can ibank transfer the rental money to your bank account. Typical fees are agent commission of 1 month rental+GST for every 2-year lease. If you need the agent to do proper monthly maintenance and management in case of any tenancy issues, a separate arrangement can also be discussed.

Usually tenants will provide a 2 month security deposit for a 2-year lease, and rental will be payable monthly. The first step is to visit the branch office to enquire about the subletting approval. Thanks and hope to assist with your rental plans further.

Evening,

Should the HDB reject your application, you will have to keep your unit empty during your period of oversea assignment. However, with proper documentation, HDB will likely grant you with rental approval of up to a year or two. Depending on the least period, landlord are only allowed to collect the security deposit and advance rental, unless otherwise indicated on the TA. Most tenants would not be comfortable to pay too much cash out front.

Hi Sir,

1. You will need to write in to HDB to request for special permission to rent out your HDB while you are working overseas. The approval is given on a case by case basis depending on the validity of the reason given.

2. Agent will assist you to secure a tenant, settle the paperwork and handle the tenant during the whole period of the tenancy. Standard fees are 1/2 month commission for 1 year rental. Do note that foreigners working in Singapore are only allowed to rent for a maximum period of 1.5 years.

3. You will be able to collect a 1 month security deposit for a 1 year lease. This security deposit serve to protect you in case there are damages done to your unit. It will be difficult to collect a lump sum rental of up to 6 months. Rental is usually paid monthly via giro or bank transfer.

Do appeal to HDB and explain to them the situation. Alternatively, you may get your parents to stay in your place and rent out their place if they are not binded by MOP.

Hi,
i am an ex-hdb staff prior to being a property agent

For
1) I will be able to facilitate or assist you during the sublet period, however it is a necessity to appoint a power of attorney if you will to be overseas during the sublet period. As long as you have valid documents to prove that you are deployed overseas, HDB will usually approved your application.

For 2) It is unlikely that any tenant will pay a 6 mth lump sum.

For 3) I will be able to assist you with the appeal and such or alternatively you may sublet only the rooms or you may make arrangement for your relatives to stay while they sublet theirs.

Generally hdb will approve the application if you could provide relocation letter from your work.
1. I normally will continue to assist my landlord to handle all tenant request after handover.
2. From tenant point of view, unlikely will pay in upfront. But 1 month security deposit will be paid for 1 year lease.
