Foreigner getting a one bedroom flat in Singapore- may I ask for the cheapest property I can get (must be near MRT)? Also, I heard that I can only get older properties - is that true? How much is the down payment for foreigners (in total), and are there any other requirements other than the down payment?

Hi Cassandra, for foreigner purchasing a property, you are still able to loan 80% from the bank but do take note that the stamp duty payable will be at 18%. I have a 1 bedroom freehold unit selling for 600k at 139 Tyrwhitt Road. Pls feel free to let me know if you would like to view.

Hi Cassandra,

As a foreigner, assuming you don't come from the 5 countries that Singapore has a free-trade agreement with, you will need to set aside CASH of up to 38% of the condo purchase price.

Assuming you are eligible for up to 80% loan for the purchase, this 38% makes up of the Downpayment and the relevant stamp duties.

Also, there are no rules that state that you can only buy older properties. You can in fact consider new launches too.

However, my advice to you is, do not buy a property just because it's CHEAP. If you want to avoid making a loss on the property, you will need to have a clear entry and exit strategy.

These are the initial outlay if you are able to obtain max 80% bank loan.

1) 20% downpayment in cash
2) estimated 18% stamp duties (unless you are qualified for the ABSD exemption)
3) $3k legal fees

Dont be mislead, you are eligible to buy new or old developments.
