For TOP projects, as a buyer, what are the duties and commission that I have to pay? I understand that for projects before TOP, I only have to pay 20% (5% cash down payment, 15% cpf or cash) + 3% buyer stamp duties + legal fees. And I do not need to pay agent commission. But for TOP projects?

Hi Ms. Lim,

Do you mean units purchasing from Developer and just obtained TOP? If so, for private property purchases from Developer, typically no commission is payable by Buyers. The above breakdown 5+15+3% is applicable if you have no other outstanding residential property, and if you can obtain 80% loan. May I know which project are you looking at?

    No.If the purchase is not from developer, but from another owner who decides to sell it right after project top. What are the cost, fees, duties, commission involved?

Hi Ms Lim,
The general practice for condo purchase, buyer don't pay commission to their agent. Agent either collect commission from developer or share the comm from the seller agent.
If you are eligible for 80% loan, the down payment is 20%. The buyer stamp duty for 1st property is around 3% and the legal fee is around 2.5k. Please allow my to share with you the estimated loan and the progressive payment for new launch.

Hi Anvril,

For all resale projects, if you are going for 80% loan, your minimum cash outlay will be 5% of the purchase price with remaining 15% either full CPF or mixture of CPF and cash. The remaining will be covered by the bank loan. Is there a specific location or set of requirements that you are looking at for this purchase in order to do a match up of units available?
