For minor repairs clause, the tenant has to bear the first $150 or $200 as per the contract.. what if the appliance is beyond repair and has died due to old age.. does the tenant still bears the initial cost for replacement?

Greetings,
It's subjective to quantify whether an item is old/used and cannot be repaired.

Therefore an easier method will be did Landlord handover the item in working condition?
If so, you have to handover the same item back in working condition at the end of the lease whether is to repair or replace it Tenant have to pay the agreed amount mentioned in the minor repair clause.

Another question would be would you prefer to have it repaired or have a brand new replacement paying the same amount for both?
Of course, a new replacement is preferred with the additional warranty period to protect both Landlord and Tenant from further repair costs.

    what if the properly is 25years old but still with same fitting which are now worn out and brittle with age. Is it still tenants responsibility to replace so that owner is protected?
