Hi,

One way to look at it is you would likely be buying from the first owners who will be selling at a price to you (for eg. $1700psf) higher than what they have bought (for eg. $1400psf). What this means to you is that when you are selling 5 years later, the neighbors who are first owners (who have not done any resale) are still able to sell at the price you buy now in year 2020 (for eg. $1700psf) and still be able to exit, but you can't do so and have to sell at (for eg. $1900psf) which will be disadvantageous to you. Generally from observations, the first owner typically makes more of the capital gains, if they choose the best fit project with reasonable entry price.
