For 1BR Condo around 600k, new launch, how is the process of payment? Is it need to give Reservation 5% at start, 15% until TOP, 80% remaining?
What other fees need to include, how much is the estimate price? has ABSD?

Hi,

Assume you are SC purchasing 1st property, typical breakdown as follows:

Cash 5
Cpf 15%
Max bank loan 80%
Stamp duties and legal fees approx 3%

If you are purchasing a 2nd residential property, ABSD of 7% on top of the usual 3% is payable.

The 5+15%+stamp duties and legal fees are to be settled within 8 weeks of booking. Thereafter the bank loan will disburse in phases according to construction milestones, until condo attain TOP. Ie. Your installment increases progressively.

The payment and the timeline is as follows:

1) 5% Cash upon Option to Purchase

2) Stamp Duty within 14 days of signing the Sales and Purchase Agreement

3) 15% Cash/CPF within 8 weeks of Option to Purchase

4) 80% Loan in Progressive Payment Scheme
breakdown:
- 10% completion of foundation works
- 10% completion of concrete works
- 5% completion of brick walls
- 5% completion of roof and ceiling
- 5% completion of electrical works, doors, windows
- 5% completion of car park, drains etc
- 25% upon Notice of Vacant Possession (TOP)
- 15% upon Legal completion (CSC)
