Have your EC reaches its 5 years MOP? You pay for the half of the purchase price or valuation whichever is higher. It would preferably better to get the bank valuation since the other party will need to borrow from the bank.

May I know if your EC has reached MOP? We can get an indicative valuation from the banks, and go with the lower range valuations. I have helped various private home owners to successfully decouple and work out a transition plan to reach their objectives.

Property valuation is done to establish for reasons like loan as well as stamp duty which is payable to IRAS. In this case, by trying to reduce the property value, there is an element involved in avoiding tax payable therefore it is not advisable. When you are going through the decoupling process, if bank loans are required then the banks will be able to arrange for valuation to be done and you can check with the bankers. Hi,

1) EC valuation is conducted by the private bank.
2) The final value shall depend on the individual bank engaged.
3) Usually it is the bank that the buying party engaged to get a loan.
4) You may consult the banker to understand more about how to save for your purpose.
