Dear landlord,
I empathise your situation, however, as a salesperson, we do not have control over tenants and we are not predictors of what will happen when sourcing for tenants. Have you verified the tenant's background prior to leasing out your property to the tenant such that there is an avenue to seek recourse if you would like to persue the issue? Last but not least, I cannot understand how 1 month deposit is insufficient to bear the agent fees since I am assuming that it is on a 1 year lease basis and most sales person charges only 0.5 month of rental with GST as their commission. The remaining will still be with the landlord. Bearing this in mind, with a better furnished unit for rental, you can probably look at better rental price for the next tenant. The agent has done their part on based on duties to market the property and secure a tenant at the price a landlord has accepted, therefore instead of looking at what have happened, perhaps it is better to look ahead on how to get in the next tenant as soon as possible.
