1. Do you own any property currently? If you have, then you may be subjected to the Additional Buyer Stamp Duty.

2. How old are you and what is your income level. This will determine your loan amount, loan tenure and the extent you can leverage on your 600k.

3. Are you looking for potential capital appreciation or good rental yields as passive income? This will determine the type of property you should be looking at.

How much cash you have on hand is just one aspect of consideration.

You'd have to consider
1) is this your 1st or subsequent property,
2) and hence your 1st or subsequent housing loan?
3) how much housing loan you're eligible for depending on your income and other debt obligations as well
4) is this for your own stay or investment?

The list goes on, and it'd be pertinent to set all details in place before making any decision.
