Perhaps another way to look into this is what do you think of a 99yrs lease with 40yr left condo that has appreciated in sufficient quantum that you are prepare to sell?

The question I would ask is - if you buy at $X say when it was build and now you can sell at $yX where 'y' is the potential appreciation - would you sell your condo?

In a land scare Singapore, would there be any value in the property you are considering?
