Does it make any economical sense to buy a new launch and rent a place for 3-4 yrs while waiting for TOP? Or would it be better to buy a resale condo? Assume a rental of 2800 per mth, rental cost will be 100k for 3 yrs.

You are right about having to pay rent while you wait for your new launch to complete.

There are various variables .

New launch is nicer and enjoy a newer land lease but generally cost 30% more resale condo , however there are some savings in terms of renovations costs for new launches.

Hi,

The new launch must be really worth the trouble for those costs involved. Pros of getting the new launch, getting a brand new condo with brand new fittings and at a location your desire. Longer lease period. Perhaps also within 1km of a particular school you like. Cons will be probably a higher price quantum vis a vis resale condos in the vicinity and also the rental outlay as you have calculated. Its a little subjective.

There are many people who have asked similar questions like you do, and I have always checked for applicability of situation.

A resale option is definitely more attractive if you are able to nail down a unit which is priced reasonably and with the right physical and environmental attributes, but there is only limited units in the supply line which probably fit into such requirements and the price line is likely outside the comfort bracket given that you are likely going to spend on renovation or refurbishment.

In contrast, a new launch offers you more choices, given that if #9 unit is taken, you may still have #2 to #8 to choose from as they are likely going to have similar attributes other than the view out of the window.

When it comes to purchasing a family home, economical sense is usually not the top priority.

Perhaps you may wish to furnish about your needs and wants on top of limitations you have such that we maybe able to match suitable units for you?

Hi, it really depends on individual portfolio. There are some buyers of mine who did just that. As they believed in that new launch location where the entry price is right and also as they are the 1st owner, they would be able to recoup all their investment back plus profits should they decide to sell their condo someday.

Hi,

All comments provided are indeed valid and worth deep thoughts.

I would like to offer some thoughts of mine for you to take into consideration.

1) Sell existing and buy new launch allow you not to pay ABSD which is indeed high in quantum 12% for SC, since this is considered by IRAS as the 2nd property.
$1M property = $120,000. Although you may apply for remission upon TOP, but that would be 3~4 yrs down the road.

2) New launch defects will be taken care by developer for 12 mths. You have to pay for all defects for resale.

3) Once booked, it is confirmed you will get the unit for new launch. In resale, things can happen to seller which could halt the whole buying process.

There is no right and wrong here, it very much depends on your family needs and objectives.

There are pros and cons for each, which my colleagues have already explained.

I have clients who only wants to move in to a new home, they don't mind renting while waiting for their new home to TOP. I too have clients who don't mind a resale house, they prefer to purchase their own home and does not want to stay at a rented place at all.
