Does a poolview unit command a higher rental compared to a normal unit?

Hi,
Pool view units are a bonus but might not necessarily command a higher rent. From experience, tenants are more concerned about the utility they can get from the unit (furnishing level, location, proximity to MRT and amenities, and condo facilities).

Dear sir/madam,
Having a pool view or not depends on individual. If it is on a low floor, it may indicate more noise generated from the pool over the weekend when the occupier intends to sleep late, therefore it will become a major disadvantage. Simply put it this way, having a pool view is a feature of a property but that does not translate into benefit for the end consumer, which does not add value. Only when one can see the benefits of having a certain feature, it will then add in the value to the property.

You are right to say that however it really depends if the tenants are willing to pay a premium for a better view.
If you are talking about rentability, units facing the pool will usually be more attractive to tenants which can mean that your unit will be rented out more quickly and monthly rental fees can be collected sooner.
It also depends if your unit is fully furnished or not.
