Do I need to pay renewal agent fee in Singapore if I do not want their services again for my next renewal?
take my case for example, this will be my third year to stay in the same property. As my property contract lease will be end by May, the agent approached me by asking if I would renew the lease.
basically my plan was to renew and liaise directly with the landlord, and I think I do not want to use the agent services any more for my next lease, so is this possible? is there any law that I break in here? as my lease contract with agent by right will be end by May which mean by law the agreement will be end as well.

In Singapore, you generally **don't have to pay a renewal agent fee** if you don't want to use their services again for your next lease renewal, especially **given your situation.** Here's why:

* **End of Tenancy Agreement:** Your tenancy agreement (TA) with the agent likely **ends with the current lease period** (ending in May). This means you're not obligated to use them for the renewal.

* **No Renewal Clause:** Unless your TA has a specific clause **automatically renewing your agent's service** for subsequent lease periods, you're not bound to continue with them.

**Steps to Take:**

1. **Review Your Tenancy Agreement:** Carefully examine your TA with the agent. Look for any clauses related to automatic renewal of their service for future lease periods.

2. **Inform the Agent:** Clearly communicate to the agent your **intention to renew the lease directly with the landlord** and that you **don't require their services** for the next renewal.

3. **Negotiate with Landlord (Optional):** If the landlord previously used the agent to find you, they might expect them to be involved in the renewal process. You can try **negotiating with the landlord** to remove the agent from the renewal and potentially save on any commission they might charge.

**Legality:**

There's **no law** that forces you to use the agent's services for the renewal if your current TA with them ends with the lease.

**Here are some additional tips:**

* **Communicate Clearly and Early:** Inform the agent **well in advance** of your intention to renew without their involvement. This avoids any misunderstandings or last-minute complications.
* **Review Renewal Terms with Landlord:** When discussing the renewal directly with the landlord, ensure you **understand the new lease terms** (rental rate, duration, etc.) before signing anything.

**In conclusion, you likely don't have to pay a renewal agent fee if you don't want their services for the next lease. Review your TA, communicate clearly, and negotiate directly with the landlord if necessary.**
