I have did a rough calculation that each listing will require at least $800 a month to advertise on PropertyGuru. If you wish to ensure that the advertisement reaches out as 1 of the few top listings to show up on the search results, your spending can easily be double to even more than triple of $800 each month, and this will not guarantee results to sell too. A salesperson will not only be required to advertise but be equipped with the necessary sales skills in order to close the sale unit. It is not only about knowledge about that unit in particular.
If you are a direct owner, you can appoint the services of agent to market the property for you and the agent fees will only be applicable with a successful transaction, thus it is risk free to you. Furthermore, this amount can also be built into the expected selling price, thus the buyer will be the one indirectly paying for the agent fees.
