And yes private seller does need to engage a law firm to act in the sales transaction but I am always the one who provide my seller all the contact detail and info. I am currently also marketing units for sale at Le Regal and Grandview Suites at Geylang area too.

Dear Jess,

Coincentally, I have a client also by the name of Jess who had engaged me sell off their apartment in Geylang back in 2017.

In a typical transaction of private apartment, excluding the period of marketing, this will be the process taken:

1) Acceptance of offer (1% of agreed price will be paid to seller direct) and Option To Purchase will be granted to the purchaser

2) Purchaser will exercise the Option To Purchase at law firm, issuing a 4% of the agreed price to the conveyancing account set up by the law firm in 2 weeks

3) Completion will take place approximately 12 weeks after exercise of Option to Purchase. Seller will be required to meet up with their conveyancing lawyer at the law firm prior to completion to sign off on all relevant documents.

Take note that the timeline is only an approximate as there maybe differing terms of offers made by the prospective purchaser. In addition, there maybe a valuation inspection to be done by the bank appointed valuer to be done at the apartment after the Option has been exercised.
