I have all along been an advocate of putting money into district 12, being a fringe of city district, with plenty of amenities, which leads to high rental demand.
Nevertheless, at the end of the day, it is the final transacted price that will matter if it is a good purchase or not.
There are also plenty of redevelopment activities going on, where the district is like undergoing renewal.
If you are keen in this area, I do have a 1 bedroom apartment on hand with unblocked view available for sale. You can probably consider this unit since it has already been renovated nicely for immediate move in or rental.
