Diplomatic Clause:
Early Termination by Tenant:
Notwithstanding the fixed term of the Lease, the Tenant shall have the right to terminate the Lease Agreement early, provided that the following conditions are met:
a) The Tenant provides the Landlord with a written notice of at least two (2) months prior to the intended termination date.
b) The Tenant has occupied the premises for a minimum period of twelve (12) months from the Commencement Date of the Lease.
c) The Tenant presents official documentation from their employer or sponsoring agency confirming that they are being transferred or relocated overseas, or are otherwise required to vacate the premises.
Termination Process:
Upon receipt of the required notice, the Tenant shall be liable for payment of the rent and all other costs associated with the tenancy (e.g., utilities, maintenance fees) up until the date of termination, or the expiration of the two-month notice period, whichever is later.
Deposit Refund:
Upon successful termination of the Lease under this clause and subject to the fulfillment of all other terms and conditions, the Landlord shall refund the Tenant’s security deposit, less any deductions for damages or outstanding payments, within [specify time frame, e.g., 30 days] from the termination date.
