Dear team, just wondering how to calculate the effect on the land price / real estate price from the latest announcements that Paya Lebar Airport will close and Geylang hight restrictions will be uplifted on the property price of "The Waterina" (4-8 floors only). How would you calculate? Are there any benchmarking comparable for such a case? Thanks!

Dear Matthias,

The effect will not be immediate as different investors or buyers as well as sellers have differing perceptions on the value of such news. Besides that, this change will not take place at least for the next decade, therefore it is still relatively early to tell how the whole situation is going to turn out. Having said that, most investors who make good returns are the leaders who make the first step or takes the bigger risk instead of following the crowd. Are you going to be a leader or follower?
