Dear Sirs,
My current tenant just renewed our one year lease wef 01 Aug 2012. He just informed me that they will stay till end nov, but will compensate us one month of rental and prorated commission. Our contract does not have any early termination clause. Shall I accept the terms and let him exit?

Dear Terence,

If you find the terms unacceptable, perhaps you may like to negotiate for better terms? Otherwise, would you rather the tenant look for another tenant to take over the existing lease? As long as no one is taking over, then he has to continue paying the lease? If yes, perhaps you may wish to get your tenant give me a call.
