Dear Sir or Madam,
I am seeking your expertise to provide me a guide to discuss with the property agent and also the Landlords.
I am planning to exercise the Early Termination clause by finding a replacement tenant as laid out in the TA.
Under the current situation, I have found a tenant with a similar profile to take over the lease. However, this is subject to the Landlord's decisions.
My question is if the Landlord decided not to accept the replacement I found and keep rejecting the applicants.
What option do I have to negotiate with the Landlord?
The clause also mentioned 'There will also be no prejudice to the right of action of the Landlord in respect of any antecedent breach of this clause by the tenant'.
What's the above actually mean?
