Unless there is provision in the tenancy agreement for you to terminate the lease stated, you are not allowed to break lease. While you agent have not included the clause on 12 month rent review, this clause is not unilaterally admissible to the tenancy agreement if the tenant disagrees to such a clause, and think about it, while the rental has increased significantly now therefore such a review will be in your favour, what is rental market suddenly collapse and instead you will need to reduce the rental due to this clause?
It is also important to read through the terms and conditions of the tenancy agreement thoroughly before signing on it so that you are aware of what you are signing instead of signing it blindly while trusting the agent. Even for my landlords who have been with me for over 10 years, I will still insist they read the clauses carefully.
