Dear Gurus,
My tenant will be ending their lease after 6 years. Now upon inspection, there are stains and marks on the walls around the house and also mould in the bedroom which they have attempted to wipe off with wet tissue and now resulting in undesirable swirl marks on the walls. Is this under fair wear and tear which the landlord is responsible?

Hi,

It really depends and also base on how good is the condition when you hand over the unit. And personally for me, if I will to see stain mark, I would ask tenant to paint over it or I will ask my landlord to do so by deduction from the deposit .
