Dear Gurus,
May I seek your kind advice please.
My agent told me I have to issue a cheque of 1-month rental when I sign the LOI. And also a cheque for his commission at the same time.
Can I post-dated these 2 cheques to the hand-over date?
My fear is that what if the landlord cash out the cheque and not proceeding to give me the tenancy agreement? It is not an approved unit which I understand I would not have any legal rights to claim back my money, correct?
Like wise what if the agent cash out the cheque and disappear?
With no offense to any agents, I just feel the agent service is not fully rendered and done, so why I have to pay at this early stage?
The hand-over is 2 months away so I am feeling wary.
I do not wish to be in a bad shape.
Could some kind soul give me some assuring advice?

The thing is now 95% of listing are not approved (lock one room) unit, Approved unit is hard to come by. But you are right I should reconsider since there are much risks involved.
