Dear Gurus,

I'm a SPR, thinking of buying a resale condo in the north, which is almost 20 years old. I understand that I will incur SSD, if I sale it before 5 years.

What happens if the condo goes for en bloc with in 5 years? Do I still have to pay SSD?

Hi Ravi,

At the moment, Seller Stamp Duties (SSD) is applicable for only 4 years, not 5 years.

If you sell within the 1st year, you will be liable to pay 16% SSD of the sales price.

If you sell within the 2nd year, you will be liable to pay 12% SSD of the sales price.

If you sell within the 3rd year, you will be liable to pay 8% SSD of the sales price.

If you sell within the 4th year, you will be liable to pay 4% SSD of the sales price.

You are free to sell after 4 years of holding the property.

In the event of an enbloc, you will also be liable to pay SSD, depending on which year it enbloc. Refer to the above for the % you will be liable.

May I know what's the reason for buying the resale condo that is more than 20 years old? Is it for your own stay or for investment with enbloc in mind?
