Dear Gurus,
I would like to know what recourse do i have if the property i bought was handed over in filthy state with the previous owner leaving behind mattresses, rubbish all over the house? Very angry at the ERA agent who we bought the house from as he just disappeared, never bothered to check the house and we were only asked to pick up the keys at the Lawyers firm without the house being inspected. Is this the norm? There are some very untrustworthy agents out there, who just want your money to seal the deal.

Hi, I can totally feel you. For private property purchase, you have the right as a buyer, to have a final inspection of the unit before the completion date.

Dear owner,

It is indeed an unfortunate incident, as much as possible if the ERA agent is contactable after the completion, he or she will also be unable to help much in the situation, if the vendor decides not to proceed in maintaining the premises. If you wish to go after the vendor in such matters, you should speak to your appointed lawyer and get things sorted out the legal way.
