Asked by
Dear Gurus,

I and my fiancee have just selected a BTO flat (using CPF loan). However, it would have to wait for 5 years before we can collect the keys.

I am thinking of buying a private condo in the meantime so that we can start a family. Will it be possible to purchase the condo using my company (Pte Ltd) of 6 years. I understand that there are some restrictions on corporate purchase of residential property. Can you kindly advice me on the specifics?

Thanks all in advance for your kind advice.

Best Regards,
Gene

Hi Mr. Tay,

Yes its possible to purchase under your company name, but a ABSD of 15% will apply on top of the usual 3% BSD, and the loan may not be 80% as it is dependent on the company financials and the directors/shareholders behind it. With this info, is it still meaningful to pursue? If so, hope you can get in touch so I can value-add to your plans further. Thanks.

Good afternoon Gene,

of course you can choose to purchase under company name but I wish you to take note of these:

1) you will be subject to 15% ABSD
2) you can only able to obtain max 20% loan

Thus your initial outlay will be close to the purchase price.

i) 80% downpayment
ii) stamp duties 18%

Is it worth it? Maybe not.

If not, you can choose to give up on your BTO and opt for ready units.
