Dear Gurus

I am an owner of a 4 room flat in Woodlands (no more MOP - I'm staying alone). Due to some financial difficulties, I am planning to rent my house but will need another place to stay.

I am thinking of locking the master bedroom and renting the entire house. How much average rent will I be able to get if I do that?

I am contemplating one of the following but is not sure which avenue will help maximize my cash.

(a) lock the master bedroom (to keep my things) and rent the whole house;

(b) stay in the master bedroom and rent the whole house; or

(c) rent fully the 4 room flat.

Please give me some piece of advice.

Hi Zaza,

Are you implying that you have already met the Minimum Occupation Period to sublet your HDB out?

As Raymond has pointed out, the best returns you can get is by renting the entire unit out instead of locking any of the bedrooms.

Hi Zaza,

There's nothing like staying in your own house. Renting out your 2 rooms could fetch you $1000-$1400. Renting out the whole house about $2000-$2700. Cheers...

There are many tenants who are looking at renting whole house in woodlands.
However if you need a plc to stay, maybe you can stay in one of the room.
