Dear Guru,

When I had relocated to Singapore some time back, I had heard that if we rent a property with rent >$3500pm, we need not pay the agent fees. However, I am yet to come across an agent who accepts this. If I insist, I don't get the apartment.

1> From where do I get a copy of latest govt regulations governing agent fees.

2> How can I ensure that I get the apartment of my choice, without having to cough up the agent fees.

Dear ASG,

There is no such regulations on minimum sum to meet before service fees are not applicable. The regulation is such that any service fees applicable must be agreed upon between the salesperson and his/her client.

Perhaps if you were to put yourself in the salesperson's shoes who is assisting you in househunting, and yet they is not even assured of being paid for the services rendered, how efficient will the services be? If your concern is about the service fees applicable, you can probably go through this portal with the listings available and within your requirement and contact the listing salesperson on your own.

What you need to ensure as a consumer is that the salesperson involved does not collect his/her service fees from tenant and landlord.

Perhaps if you can furnish me with the requirements of yours, I may have ready listings for you?

Engaging the services of salesperson for selling and purchasing will definitely incur service fees. No salesperson will work for free. The key thing in engaging the services of a salesperson should not be focused on how much the fees are but rather, how much the salesperson can assist you to make for selling or save for purchasing with his skills and knowledge.

You may come to notice that some salesperson charges lower than others for certain reason, maybe they are part time salesperson who do not rely on the income of this trade to survive.

As regulated, all service fees are negotiable and must be agreed on by both client and salesperson for any case.

From your enquiry, it seems to me that you are looking to sell your existing property and thereafter purchase another property. This will require proper and intricate planning in terms of physically to ensure that you have a roof overhead at all times as well as financially to ensure that the cash proceeds of your sale can be utilised for your purchase.
