Dear Guru, please can you advise us on the following questions?
1. When buying EC, can I put my wife's name as owner and my name as occupier?
2. Will the income of the occupier be considered in assessing the income ceiling eligibility? My current gross income exceeds the S$14,000 ceiling.

Hi,

Yes Occupier's income will be included in the assessment. If the amount exceeding 14k is not a lot, its possible to appeal. Approval on a case by case basis.

Good afternoon,

On the purchase of new EC, eligibility scheme are applicable for the application. You can definitely be the essential occupier but your income will definitely be considered into the loan assessment. Since your income is already $14k, I would deem that with your spouse income, it would easily exceed $18k. Given so, the chance of appeal might be low. If you are keen to give it a try, it might still be workable subjected to the terms of appeal.

Hi Sir,

Yes, your wife can be the sole owner of the EC, with you as the essential occupier.

For application of new EC, your income will be taken into consideration.

However, as an occupier, you cannot use your CPF funds to finance for the EC. You can use CASH to service your mortgage though. But take note that your wife will still be the sole owner of the property. In future when she sells the property, all proceeds goes to her.
