If i understand correctly,

for any business, if the 'turn-over' is more than $1mil, it must be GST registered.

So i am presuming that :

if your condo is a small project, and the 'expenses' like Security, landscalping, etc etc is less than $1mil per year, then chances are it is not GST registered...

for my condo, we pay GST.

it is a huge estate.
landscaping + security + cleaner etc aleady more than $100,000 a mth ... thats why it is GST registered .. Read More

GST is levied on most management fee that I come across. Management fee is consider a service provided by your estate agent, which is included in Goods & Services Tax. Therefore is your estate agent is of a larger scale, with annual turnover of S$1m, GST will be charge on your management fee.

In Singapore, whether GST is applicable to the sinking or management fund contributions to the Management Corporation Strata Title (MCST) depends on the GST registration status of the MCST. If the MCST is registered for GST, it is required to charge GST on the maintenance fees, which include contributions to both the sinking and management funds³.

Some MCSTs may not be registered for GST if their annual taxable turnover does not exceed the mandatory registration threshold, which is currently set at S$1 million³. Therefore, they do not charge GST on the contributions.
