Hi,

May I know your target price and property details? HDB does not take back the flat unless its a special case and even if so it will be less than market valuation. They are typically not receptive to buy back flats due to reasons of unable to sell in open market.

Perhaps the pricing and marketing strategy is not ideal, or agent is not as proactive or committed. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

I had heard of cases that HDB will repossess the unit at purchase price but usually they will advise home owners to sell in open market.

Hi,

If you mentioned that your flat is high floor, near to MRT and amenities, your flat should be highly sought after. Something must be wrong somewhere.

Do you have any viewers for the flat? Are there any last offers made? Is the price you're asking reasonable in today's market? Are your agents putting in effort in marketing your unit? Did you reward your agents well enough for them to push for a closing?

There can be so much more you can do to achieve a closure. Definitely beats selling back to HDB. I would like to understand more before I can give the best advice.

Good morning,

Since your unit is near to MRT and amenities, the few main reasons that your unit cannot sell might be due to ethnic quota issue, have neighbors that took loan from illegal money lenders, toilet ceiling leaking issues or noon sun problem.
In general, HDB do not buy over the unit from owners unless they have not fulfilled their MOP and have renounced their SPR or citizenship.

Dear Sir/Mdm,

There is no reason why you are not able to sell your property unless the property is priced wrongly. It is not worthwhile to sell it back to HDB as HDB will likely purchase the unit back at a lower price than the fair valuation price.

I have assisted clients in a similar situation when their unit is listed for months without any buyer. With a intensive marketing plan and campaign, buyers are secured!
