Dear Guru;
I am SPR, wife is SC. We owned a HDB flat with outstanding loan. We would like to buy a condo unit just solely under my wife's name, how much bank loan eligible and any additional buying duty for SC ? Thanks.

Good morning buyer,

As both of you still have outstanding loan, she only can loan up to 50% max loan for the purchase.

Being a SC, she will be subject to 7% additional buyer's stamp duty as well.

Lastly, if she has utilised CPF OA funds in current HDB, she will have to set aside half of minimum sum $80.5k in her CPF OA + SA first before she can use the excess in the purchase.

Perhaps you can share more information with me so I will be in a better position to advise and assist you in the condo purchase in a better cost effective way.

If you have met the MOP of 5 years, yes you are eligible to buy condo. Since you have outstanding loan, the breakdown for SC 2nd property purchase as follows:

25% cash
25% cpf
50% max bank loan
Approx 10% for stamp duties (BSD+ABSD) and legal fees.

Hi Sir,

With a current HDB outstanding loan, the max loan that your wife is able to take is 50% of the valuation of the condo. You may want to calculate and see whether it makes more sense to clear the HDB loan and be eligible for 80% loan instead.

For the purchase of a 2nd property, she is required to pay an Additional Buyer Stamp Duty (ABSD) of 7% on top of the normal 3% basic stamp duty.
