Hi,

May I know which project you are referring to? Certain projects in prime locations still sell as the supply of units at any 1 point of time is limited, which creates resilient prices. Perhaps the only concern is when the balance lease falls to 59 years lease and below, thats when financing can have limitations and potential buyer pool limited.

Hi Ms Grace,

Some facts you should be aware of older condo:

(1) 21 yrs old condo has more hidden problem than a new or less than 10 yrs old condo.
(2) Sinking fund is higher with more facilities problem

After use for another 20 years:

(1) Even more maintenance problem that might need overhaul
(2) Even higher sinking fund to face with.
(3) 99 lease property will be less than 60 yrs by then. Loan amount is reduce for buyer.
(4) Freehold/999 yrs lease property has no difference in this selling aspect.

Yes, it will be more difficult to sell than newer project. But it also increase the chance of getting en-bloc given Singapore still face land shortage as always.

consideration is the location and is it a leasehold or freehold.

If it is leasehold, the appeal will definitely drop.
