dear experts
i particularly viewed a project today and met with 2 agents. Both agents were aggressive and proposed I signed LOI and give 1 month deposit cheque to show my sincerity. Both agent said 'it was to try only'. I was thinking no harm because I know for sure I wanted a unit in the place and I will take whichever offer is accepted first.

After discussing with a few friends, I am a bit concerned....if all of them are ccepted, what would I do? Am I screwed and all the deposit I paid is gone?

The salesperson is not putting your interest in the first place, if they are representing you.
Yes, if both the landlords accepted your offer, and you can only choose one, you will lose the deposit for the other unit. To the agent would serve the landlord, they get to split the deposit while you gain nothing at all.

Hi Xiaolan,

I believe that you are a DIY tenant for you have been served by 2 different salesperson. You are right that you stand to lose deposit for 1 unit should both offers be accepted as you are only able to take up 1 unit. Think twice before any commitment and have the salesperson explain to you the full procedures before committing.

I believe that the salespersons who tried asking you to sign the LOI should have explained to you the full procedures. If they have not, and both your offers have been accepted, you may wish to explore your rights to get the salesperson compensate you the amount lost.
