Dear Experts, I am looking to downgrade my JW 5rm to 3rm unit. I bought my 5rm unit in Mar 2008 for $233,100 before 30K AHD + 10% downpayment Just fufill MOP. Current Outstanding HDB mortgage loan approx $163K. Current market value for my 5rm unit including COV is close to 550K. I'm looking for a 3rm unit approx 380K including COV. What's the CPF amt to return to OA and cash available from the sales proceed? Just a close estimate will do. Thanks

Morning Mike,

Only you will know how much need to be returned to CPF as I do not have access to your CPS account. Hence it's hard to estimate the possible cash proceed till we meet up for further discussion.

Hi Mike,

For the cash proceed calculation:

Estimated Sale price 5Rm flat less

(i)CPF used for current flat - you will need to check your CPF withdrawn for public housing inclusive of accured interest taking for purchase of your current 5Rm flat
(ii)Outstanding HDB loan
(iii)lawyer fee for Bank discharge and conveyancing
(iv)Registration fee submission
(v) Agent fee
(vi)Any outstanding arrear or upgrading fee (if applicable)

Sales Proceed after less above items
can be used for next purchase
If next Purchase is using HDB loan - 50% of the
sale proceed of current flat will be taken for the next purchase.
If next Purcharse is using Bank loan - all the Proceed can be kept by seller.
You can use the CPF returned of your current flat and any balance CPF in your own CPF account for your next purchase.

Dear Mike,

You may log on to the CPF website using your Singpass and access the information of amount of CPF to be returned to your OA after the sale of your current unit. Thereafter, we will then be able to work out on your estimated cash proceeds.

Dear Mike,

By my estimation, your total CPF used should be approximately $105,000 to $110,000 (inclusive of the $30k grant) so far based on the purchase price. You can check the exact figure via CPF website using your Singapass. This amount will be return to your OA and it can be used for your next purchase.

Therefore, your cash proceed should be approximately $550,000 - $110,000 - $163,000 = $277,000.
